It's a little different here at Redhead Appraisal, I don’t believe that one appraisal fits all. I offer a multitude of appraisal types and real estate appraisal services to fit a variety of needs. Whether it’s an appraisal to determine equity in an estate, or to protest the latest property taxes, I’ve got you covered. I’ve also developed a few additional services that are helpful to those involved in real estate such as home measurements and pre-listing appraisals.

GENERAL VALUE APPRAISALS
Also known as general value inquiries, these private use appraisals are primarily used for non-financial transactions. They are easier to read and understand than government required forms and cost less too!
PMI REMOVAL
This is the type of appraisal you will need to remove Private Mortgage Insurance from your loan payment. If your home’s value has increased, you may have enough equity to delete your PMI.
HOME MEASUREMENTS FOR SQUARE FOOTAGE
Sometimes you just aren’t sure exactly of the size of your home. An addition or conversion of an attached structure could require the need of an actual calculation of the Gross Living Area and Square Footage. I offer home measurements with aggregated pricing based on overall size of the home using ANSI (American National Standards Institute) standards.
LISTING APPRAISALS
Whether you are selling or buying a home, sometimes an expert opinion can provide the final assurance that you need to make a decision. These are great whether you have a Realtor or you are dealing with a FSBO listing. Since all full appraisals require measurement of the home, you’ll also be assured of the homes actual Square Footage!
DIVORCE AND SEPARATION APPRAISALS
Whenever real estate or a parcel of land is involved in a legal matter, an appraisal is almost always needed to determine value – past, present or future. My appraisal reports are detailed and concise, providing an exact number for the courts to use for a basis of value.
ESTATE & PROBATE APPRAISALS
If you are needing to settle an estate matter, or you have real estate assets that have been brought into probate court, you need a professional appraisal firm with experience providing reliable valuations.
RENTAL SURVEY
Whether you own a single family home, duplexes or several properties, knowing their rental potential is an important part of managing your investment. I offer a product to compare rents and market trends.
PRIVATE LENDING
Private lenders are those that are loaning their own money, or are not planning on securitizing the loan or selling it on the secondary market. These lenders are permitted to order an appraisal service from any appraiser they wish – since it is their money involved in making the loan.

The Appraisal Process
The appraiser begins by collecting market area data and comparable property data, such as recent sales, listings, offerings and vacancies to compare against. To determine fair market value of your home, we measure your home, look at the condition and quality of the components of the home in person, interview the homeowner, research the collection of public record and MLS sources and do an analysis of current trends to arrive at a neutral expert opinion of a property.

Meet Kimberly Evans
Born and Raised in Southern California, Kimberly acquired her licensure in 2005 after having trained and managed a Bakersfield appraisal firm for 4 years. She became an independent appraiser and started her business. She moved to the East Bay Area in 2012 and worked for a local AMC as a staff appraiser until re-opening her independent firm Redhead Appraisal once again in 2020.
Redhead Appraisal is an independently owned residential appraisal company. Kimberly Evans is a California certified residential real estate appraiser. Licensed since 2005, she has worked in the industry since 2001, providing services in California's Bay area in Solano & Contra Costa Counties with a specialization in Solano County. She is AGA (Green Certified) & FHA approved and she will provide her clients with professional and reliable appraisal services for residential properties up to 4 units.
