Before You Book

What an appraisal is, and what to expect when I arrive.

What an appraisal actually is

An appraisal is an independent, unbiased opinion of what your home is really worth, based on its condition, its features, and what comparable homes nearby have actually sold for. I don't work for the buyer, the seller, or a lender's bottom line; my job is to get the value right and back it up with real data.

Lenders require one before approving a mortgage, so they're not lending more than a home is worth. But appraisals matter well beyond lending too, for estates, tax purposes, legal proceedings, or simply knowing where you stand before you list.

  • I inspect the property in person, measuring, photographing, and noting its condition and features.
  • I research recent comparable sales nearby: homes similar in size, age, condition, and location.
  • I analyze that data and develop a well-supported opinion of value.
  • I write it up in a clear report you, your lender, attorney, or accountant can rely on.

The day of your inspection

  • I measure around the entire perimeter of the home and photograph all exposed exterior walls, along with any sheds, garages, or outbuildings, inside and out.
  • I photograph the interior of every room, so please make sure each one is accessible when I walk through.
  • If you have pets, please keep them kenneled or otherwise secured at least 15 feet from the home while I'm there. It's easier on all of us.

Preparing for the Property Observation

Please provide reasonable access to all rooms, garages, accessory units, exterior areas, and the water-heater location. The appraiser's observation is performed for valuation purposes only and is not a home, safety, code-compliance, or technical inspection.

Types of appraisals, in plain language

General / Lending Appraisal

A standard opinion of current market value, most often used for mortgage lending, refinancing, or PMI removal.

Listing (Pre-Listing) Appraisal

Done before your home goes on the market, so you can price it with confidence instead of guesswork.

Date-of-Death / Estate Appraisal

A retrospective opinion of value as of a specific past date, usually the date someone passed away, used for estate administration, trust distribution, and probate.

Step-Up in Basis Appraisal

Closely related to a date-of-death appraisal: when a property is inherited, its cost basis for future capital gains taxes is generally reset ("stepped up") to its fair market value on the date of death. This appraisal is what establishes that value.

Meet Kimberly Evans, MNAA

Kimberly Evans is a California Certified Residential Real Estate Appraiser with industry experience dating back to 2001. After managing and training at an appraisal firm in Bakersfield, she established Redhead Appraisal in 2005 and served clients throughout Kern County before relocating to the East Bay in 2012. Following several years as a staff appraiser for a local appraisal management company here in the East Bay, Kimberly returned to independent practice in 2020. She is a proud mother of four, and her Christian faith is central to her life and guides her commitment to honesty, service, and treating others with care.

Redhead Appraisal is an independently owned residential appraisal company serving Solano County and select Contra Costa communities. Kimberly is a designated member of the National Association of Appraisers, FHA-approved, and an Accredited Green Appraiser. Payment

Payment is due when the engagement is signed. I will send an invoice with payment instructions. Zelle is preferred because it avoids processing fees and helps keep costs down. For your convenience, the secure invoice also accepts credit or debit cards, ACH bank transfer, Apple Pay, PayPal, and Venmo. The property observation will be scheduled after I receive the signed engagement and payment.
